Summit Property Management takes great care to ensure our owners and tenants receive the best service in this sometimes difficult and dishonest industry. Summit Property Management, Inc. was founded with the express purpose of being different and to be the market leader in service, satisfaction, and success. The Summit Rental Experience: · Once Summit has located and physically met a potential tenant for your rental property, we collect a full rental application along with a $40 rental application fee from that potential tenant. This $40 fee is used to employ Kroll Factual Data Services to perform a comprehensive background check that includes a full credit history, employment and income verification, past tenancy history, criminal check, and even a Social Security fraud check. · Based upon the potential tenant's application results Summit will determine if this person is a match for our owner's rental property. If there is a good match, Summit will provide the tenant with our lease agreement and collect the security deposit. During this short period it is essential for the property owner to be available via phone to discuss any variations in rental period, rental rate, pet policy, etc. It is important to remember that Summit Property Management represents our property owners and will negotiate vehemently on their behalf; however, our owners always have the final say in all matters. · Once a tenant is in place, Summit will collect rent and electronically deposit all monthly rental proceeds into owner's bank account or mail certified checks based upon owner's preference. Owners will also be given direct access to our online management software at all times. This software will allow owners to login and track rental income history, vacancy, repair expenditures, etc. · Our software allows tenants to pay rent online with a credit card. We have found that more than 90% of tenants chose to utilize our credit card payment method and that rent delinquency has dropped by more than 80%. This means that our owners receive more on-time payments, we spend less time pursuing tenants, and we spend more time managing your property. · Should a problem arise with an owner's property, our management coordinator will immediately open a new "ticket" in our software system dispatch no less than 2 repair professionals to quote the job. If the repair cost is less than $250, Summit will authorize the repair without having to bother the property owner. If the repair exceeds $250, owners will be contacted to authorize the repair. Should the repair be the result of the tenant's actions, the repair will be charged to the tenant and not the owner. In all cases, the repair report and costs will be available online for owners to access on our website. We take great pride in our ability to identify and handle these repair issues in a timely and efficient manner. · A month before a tenant's lease expires, all parties are notified. Summit makes every effort to retain the current tenant (if desired) or begins to remarket the property to the general leasing public. It is our goal to seamlessly place another tenant into each property with no vacancy.
