Pegram Rental Homes

With a population of 2,200 and an area of just eight square miles, Pegram is a tiny hamlet lying 15 miles due west of Nashville. All the same, it enjoys one of Middle Tennessee's highest standards of living. The median income for a family here is roughly $75,000, and property taxes are among the region's lowest. Pegram sits in west Cheatham County, just north of the Tennessee Veteran's Cemetery, and is widely noted for its scenic beauty and gentle rolling slopes. The town also features a top-notch public park that is practically a small city unto itself, with numerous courts and ball fields, jogging trails, a stage, a covered picnic area, and several tables and charcoal grills.

Development in Pegram has been modest, a factor that has served to keep property values elevated. It is rare to find a home on the rental market for less than $750/mo, and most houses actually rent in the $1,000/mo to $2,000/mo range. Pegram does offer a variety of newer and established neighborhoods, but many residents live on wooded lots or rural farmland. Though housing costs are moderately elevated, they are not as high in Pegram as they are elsewhere. The most expensive homes rent around $3,000/mo, which is about half of what they would cost in more populated areas. It is not unrealistic for house hunters to expect to find good rental value for their money here.

Though Pegram is a small community, its location in the heart of middle Tennessee means that there are plenty of diversions for residents to take advantage of. The town itself hosts several annual holiday events, and there are even monthly musical performances at Pegram City Park. There are also a variety of cultural events and attractions throughout greater Cheatham County, including numerous agricultural and crafts fairs and local music festivals. And close proximity to Nashville means residents can enjoy all the perks of the city while still enjoying the many pleasures of country living.
